Which councils does the HMO licensing engine cover?
+We provide verified licensing data across major English councils and are growing coverage continuously. If your council isn't in full scope yet, we still track HMO renewal dates and generate generic document packets — just without council-specific pre-fill.
What happens to my data if I cancel?
+We retain account data for 90 days after cancellation in case of reactivation, then permanently delete. You can email hello@lettable.co at any time to request a copy of your data. We take data protection seriously and handle your data in line with applicable UK data-protection principles. Data is stored securely in the UK/EU.
Does Lettable work for Scottish and Welsh properties?
+We currently focus on England. Scotland and Wales have their own regulatory frameworks (Scottish Landlord Register, Rent Smart Wales) and we plan to expand to cover them in future. For now, the licensing engine, PRS Database tooling, and council-specific data are England-only.
How does the cert auto-parse actually work?
+You drop a PDF onto a property in Lettable. We extract the text and use AI-powered parsing to identify the certificate type and extract structured fields — issuer, dates, registration numbers, results. You confirm the result in one click before it's saved. Accuracy is above 95% on standard certificate formats from major issuers. If it gets something wrong, you can correct it inline.

What's your refund policy?
+7-day free trial on every subscription tier, no card required to start. After trial, monthly subscriptions are not refundable but can be cancelled anytime — access continues to the end of the paid period. Annual subscriptions are refundable if cancelled within the first 30 days.
