No. Lettable prepares documents and organises compliance information. We are not regulated to give legal advice and we don't claim to. Every generated notice and AI assistant response carries an explicit disclaimer, and we offer a £75 solicitor review add-on for the moments where you want a qualified second pair of eyes before service.

Which councils does the HMO licensing engine cover?

At launch we cover Manchester, Birmingham, Liverpool, Leeds, Sheffield, Nottingham, Newcastle, Bristol, Glasgow, Lambeth, Newham and Tower Hamlets — the 12 councils that drive roughly 40% of mandatory and additional licensing volume in England and Scotland. We add roughly 30 councils per quarter. If your council isn't in scope yet, we still track HMO renewal dates and generate generic packets — just without council-specific pre-fill.

What happens to my data if I cancel?

You can export every certificate, every generated document, and a complete audit log as a single ZIP bundle from the Settings page at any time, including after cancellation. We retain account data for 90 days after cancellation in case of reactivation, then permanently delete. We are registered with the ICO as a data controller and processor.

Does Lettable work for Scottish and Welsh properties?

Partial. Scotland has its own landlord register (Scottish Landlord Register, in place since 2006) and Wales has Rent Smart Wales. We support the basic safety cadence (Gas, EICR equivalent, EPC, deposit protection) for both, but the licensing engine and PRS Database tooling is England-only at launch. Scotland and Wales support is on the roadmap for 2027.

How does the cert auto-parse actually work?

You drop a PDF onto a property in Lettable. We extract the text from the document and pass it to Claude, an AI model from Anthropic, with instructions to identify the certificate type and extract structured fields — issuer, dates, registration numbers, results. You confirm the result in one click before it's saved. Accuracy is above 95% on standard certificate formats from major issuers. If it gets something wrong, you can correct it inline.

Can a managing agent invite their landlord clients?

Yes — on the Agent Pro tier and above. You get a white-label client portal where each landlord client sees only their own properties, with your firm's branding. You can choose whether they have read-only access or can upload their own certificates.

What's your refund policy?
